Groningen Live Portfolio
For one of her partners Rosewood acquired an immense portfolio of 726 care units in 6 care complexes as well as 254 senior housing units. The assets are situated at six different locations in the province Groningen.
Rosewood not only provides project management for the necessary revitalization of the homes and care complexes but also, as Investment manager, directs asset and property management.. Due to the demographics, the demand for senior-living and health-care units is already high and still increasing, whereby the supply cannot keep pace.
Bergeijk
Nursing Care Homes
As a result of the increasing ageing population, the demand for care homes will increase sharply in The Netherlands in the coming decades. A sharp increase in demand for care homes is also predicted for Bergeijk. The asset is located in Bergeijk, at the Kennedylaan 8. The medical center “Daalakker” is located in the same street and is reached within walking distance. The center of Bergeijk is reached within 10 minutes walking distance.
Kop van Deelen
The Kop van Deelen is a former military site of 26 hectares in the Municipality of Ede. Both the terrain and the buildings are national monuments. After the buildings were built as barracks, the site was used as a youth institution. Until the site is developed into a new residential care location, it will be used as a reception location for 341 labor migrants and 200 refugees in the coming years.
Rosewood provided the temporary infill so that cash flow could be created to fund the area development over the next 10 years. Rosewood is responsible for area's development into a residential care landscape in this green heart of the Netherlands.
Gennep
For one of its partners, Rosewood acquired a portfolio of 52 homes where about 220 people with intellectual disabilities live in Gennep. The homes are part of the larger hamlet of Stichting Dichterbij, one of the largest care institutions for mentally disabled people in the south of the Netherlands.
Rosewood currently provides asset and property management for the homes, as well as modifications to the homes for this increasingly elderly target group.
Culemborg
Rosewood has purchased the Panta Rhei office building in the Eva Lanxmeer district of Culemborg for one of its partners. The building will be transformed into 55 apartments.
The transformation is taking place according to the principles of circular construction. For example, as much of the existing building as possible will be retained and elements will be replaced or added where necessary for the residential function. Even after transformation, the building will be heated by Thermo Bello's sustainable heating system.
After the transformation, the building will provide space for 55 affordable apartments.
Weesp
In a partnership with a number of developers, Rosewood not only acquired part of the office business park but also pulled the area development to turn the site into an urban residential area. The owner-occupied and rental apartments to be realized here respond excellently to the rising housing demand in the region, forming a dynamic urbanization of approximately 600 homes on the edge of the historic center.
Velp
Residentie Mariendaal
Beautifully nestled among trees in a park-like garden in the English landscape style, this former convent had already been transformed into a residential care complex before Rosewood purchased it. Both the property and the operation were in a distressed situation. The complex comprises 117 care units including 34 luxury residential care apartments for seniors, 25 convalescent care rooms and 32 Psycho-Geriatric (PG) rooms. After purchase, Rosewood partnered with a new care organization to restore this residence to its former glory through restoration and remodeling making it a successful residential care facility today.
